Mayne HomeWatch provides practical local support for Mayne Island homeowners who are away from their property. Most clients begin with a recurring home watch schedule, either twice monthly or weekly, and add other services when needed.

Services are designed to provide clear visual checks, useful documentation, and practical follow-up. They do not replace licensed trades, building inspectors, insurers, emergency services, or legal advice.

Property checks, visit schedules, reports

Scheduled Home Watch

Scheduled Home Watch is the foundation of the service. Each visit follows a repeatable checklist appropriate to the property and includes a written report with photos.

Typical checks may include:

  • Doors and windows
  • Heat settings
  • Water main status where applicable
  • Visible plumbing concerns
  • Obvious leaks or moisture signs
  • Unusual odours
  • Pest indicators
  • Power outage indicators
  • Exterior damage
  • Driveway and access issues
  • Storm debris
  • General security concerns

Insurance-aware home watch

For longer absences, winter travel, or vacant/unoccupied homes, your insurer may require regular checks, documented visits, or other precautions. Mayne HomeWatch does not interpret insurance policies, but we can provide scheduled visits, reports, and photos based on the requirements your broker confirms.

Twice-Monthly Home Watch

Two scheduled visits per month for part-time owners who want periodic documented checks while away. This option is suited to owners who are away regularly but do not require weekly visits.

Weekly Home Watch

Four to five scheduled visits per month for owners away for longer periods, including seasonal residents and snowbirds. This option provides more frequent documentation and is better suited to extended absences.

Practical add-on services

Storm and Utility Checks

Post-storm sweeps after significant wind, rain, snow, power disruption, or other events. These checks focus on visible exterior damage, access issues, fallen branches, visible water intrusion, power outage indicators, propane gauge checks where accessible, and practical follow-up.

Arrival Prep

Prepare the home before the owner arrives. Depending on instructions, this may include turning on water, adjusting heat, turning on selected lights, checking driveway access, and stocking basic groceries.

Departure Shutdown

Help close the home after the owner leaves. Depending on instructions, this may include removing perishables, lowering thermostats, checking doors and windows, turning off water where appropriate, and confirming the home is left according to the owner's preferences.

Keyholder and Contractor Access

Provide local access for trades and service providers. Mayne HomeWatch can let approved contractors in, remain on site if requested, confirm visible completion, lock up, and send a photo report.

Preventive Exterior Care

Light property care such as clearing small branches, blowing debris from decks or walkways, checking access after storms, and coordinating more specialized trades when needed.

Digital Home Manual

A one-time property documentation service that maps and photographs key property systems such as water shut-offs, electrical panels, hot water tank, crawl-space access, septic location if known, propane tank, internet equipment, and other owner-specific instructions.

Construction Progress Monitoring

Owner-directed visual documentation for off-island owners during construction or renovation. Mayne HomeWatch can take dated photos, short notes, and consistent weekly viewpoints so the owner can see visible progress from away. This service does not replace a building inspector, engineer, general contractor, project manager, code compliance review, or quality-control inspection.

Short-Term Rental Support

Local support for short-term rental owners, where appropriate. Services may include post-checkout walkthroughs, lockout response, visible damage checks, and off-season monitoring. Owners remain responsible for all permit, bylaw, platform, tax, and legal compliance.

What Mayne HomeWatch does not do

Mayne HomeWatch does not provide:
