Frequently asked questions

Answers to common questions about Mayne HomeWatch services, insurance documentation, emergencies, and what home watch includes on Mayne Island.

FAQ list

Is Mayne HomeWatch a property management company?

Mayne HomeWatch provides home watch and practical property care. It does not provide tenant management, rent collection, legal compliance management, or licensed trade services.

Can this help with insurance requirements?

Your home insurance contract likely specifies how often your home must be inspected in your absence to maintain coverage. Mayne HomeWatch provides documented property visits and photo reports that can help support your records. Insurance requirements vary by policy, so homeowners should confirm the required check frequency and conditions with their insurer or broker.

Do you handle emergencies?

Mayne HomeWatch can respond according to the service agreement and owner instructions. For fire, medical emergencies, crimes in progress, or immediate public safety concerns, emergency services remain the proper first response.

Do you inspect for hidden defects?

No. Mayne HomeWatch performs visual checks of accessible areas. The service does not replace a licensed building inspector, plumber, electrician, roofer, engineer, or other qualified professional.

Can you meet contractors?

Yes. Mayne HomeWatch can provide access for approved contractors, remain on site if requested, lock up afterward, and send a brief report with photos.

Can you prepare the house before I arrive?

Yes. Arrival prep can include adjusting heat, turning on water according to owner instructions, turning on selected lights, checking access, and stocking basic groceries if requested.

Do you provide construction monitoring?

Yes, but only as visual documentation. Mayne HomeWatch can photograph progress and provide short updates, but does not assess code compliance, workmanship, structure, or contractor performance.

Can Mayne HomeWatch guarantee that my insurance will remain valid?

No. Mayne HomeWatch does not guarantee insurance coverage or claim acceptance. We provide documented visual checks that may help support your records while you are away.

Can you check the home every 48 to 72 hours if my policy requires it?

Possibly, depending on the property, access, timing, and schedule. If your insurer requires a specific check-in interval, send us the requirement in writing and we can let you know whether we can support it.

Will I receive proof of each visit?

Yes. Completed visits include a written report with date, observations, and relevant photos.

What happens if you find a problem?

Mayne HomeWatch will contact you according to your service instructions. Depending on the issue, this may involve taking additional photos, contacting a preferred trade, arranging access, recommending follow-up, or performing an approved add-on service.

Can reports be sent to my broker?

Reports are normally sent to the client. If you want reports forwarded to your broker or another authorized person, we can include that in your service instructions.
