How it works

The Mayne HomeWatch process is designed to be simple, repeatable, and well documented. Each property is different, so the first step is to understand the home, the owner's instructions, and the practical risks that should be watched.

Property check process steps

  1. Property onboarding

We begin with an onboarding visit. This creates the working file for your property.

    Onboarding may include:

    • Access instructions
    • Emergency contacts
    • Preferred trades
    • Water shut-off location
    • Electrical panel location
    • Heat system instructions
    • Hot water tank instructions
    • Alarm instructions
    • Septic or propane notes if applicable
    • Areas not to enter
    • Special owner preferences
    • Report preferences
    • Spending authorization for urgent issues
  2. Service plan

We agree on the visit schedule and scope.

    Common options:

    • Twice-monthly home watch visits
    • Weekly home watch visits
    • Custom schedule based on your insurance requirements
    • Storm checks
    • Arrival and departure prep
    • Contractor access support
    • Construction progress documentation
    • Digital Home Manual
  3. Scheduled visits

Each visit follows a checklist appropriate to the property and service package. The purpose is to look for visible signs of trouble, document conditions, and identify issues early.

  4. Report

After each visit, the owner receives a clear report. The report is designed to show what was checked, what was observed, and whether anything needs attention.

    Reports may include:

    • Date and time of visit
    • Visit type
    • Areas checked
    • Checklist results
    • Photos of relevant items
    • Notes on access, weather, and visible conditions
    • Issues found
    • Recommended follow-up
    • Urgent concerns if any
    • Items not checked, inaccessible, or not applicable where relevant
  5. Follow-up

If something needs attention, Mayne HomeWatch contacts the owner and follows the agreed instructions. Depending on the situation, this may include contacting a preferred trade, providing access, taking additional photos, returning for a follow-up visit, or arranging an add-on service with the owner's approval.

Important note

Mayne HomeWatch provides visual checks and practical property care. Hidden defects, sudden failures, and inaccessible conditions cannot be guaranteed. The service is designed to improve oversight and documentation, not eliminate all property risk.
